Valencia Town Center Opened Its Small New Tenants First. The Patios Is Still Waiting.

October 15, 2026

Six months after Valencia Town Center announced its new tenants, you can get gelato, a cinnamon roll or a hair color appointment there. You still can't sit down for dinner at any of the three new restaurants planned for The Patios.

On April 30, Centennial announced a wave of new tenants for the mall, "scheduled to open in phases throughout 2026 and 2027, with several marquee locations debuting this summer," according to the Santa Clarita Valley Chamber of Commerce post carrying the release. General Manager Michael de Leon pointed to two names in particular in that release: Round1 for high-energy gaming and KPOT for communal dining.

As of mid-October, neither of those two has opened. The smaller names on the list have. Most of the new arrivals so far are counters and shops inside the enclosed mall. The large projects, three sit-down restaurants at The Patios and a 125,000-square-foot entertainment complex, are still marked "coming soon." That split shapes what a weeknight at Town Center looks like this fall.

Where Each Spring Announcement Stands in October

This is the status of each new shop and restaurant named in the spring announcements, checked against the mall's own directory and store pages. The same announcements also covered expansions of J David and Pandora and a newly renovated lululemon, which aren't new arrivals and so aren't in the table.

Tenant Status now Where
Bacio di Latte Operating, daily hours posted No in-mall location listed
Cinnabon Operating First floor, food court
Trelen Operating Suite 1249
Madison Reed "Now open," grand opening Oct. 28 Suite 3540
Wafflecomb Operating First floor near Macy's
Slice House by Tony Gemignani Operating Town Center Drive, across from Salon Republic
Pharmacy Boardshop Operating No in-mall location listed
KPOT Coming soon, no date The Patios
Bushfire Kitchen Coming soon, no date The Patios
Panini Kabob Grill Coming soon, no date The Patios
Round1 Bowling & Arcade Coming soon, last projected early 2027 Southeast end of the mall

Pharmacy Boardshop, Slice House and Wafflecomb were already open when the April release went out. Since then, the new arrivals have been gelato, cinnamon rolls, a Trelen storefront and a hair color bar. Madison Reed's homepage notice says the Hair Color Bar is "now open," and the mall has a grand-opening celebration on the calendar for October 28 from 3 to 3:30 p.m.

The directory has also added a name that wasn't in the spring announcement. Chaiwale & Co. carries its own "coming soon" tag, with no posted date.

The Patios Half of the Announcement Has No Dates Yet

KPOT, Bushfire Kitchen and Panini Kabob Grill each have a directory profile placing them at The Patios, and all three are labeled "coming soon." Their profile pages show generic opening hours, but the directory labels are the clearer signal, and none of them gives an opening day. The spring release said several marquee openings would come over the summer. For these three, that forecast has passed without a new one taking its place.

Round1 is the slowest piece by design. When The Signal reported the project in March, the 125,000-square-foot complex was planned for the southeast end of the mall and expected to open in early 2027. Plans called for bowling, billiards, karaoke, Japanese arcade games, Spo-cha and the YUU Japanese Food Hall. No newer public timeline has surfaced since then, so early 2027 is still the last projection, not a confirmed date. The mall directory still shows Round1 as "coming soon."

The Patios has also lost an established restaurant this fall. According to KHTS, Xevichez Sushi closed its Valencia Town Center location after 10 years, with a final day of Tuesday, September 22, and its other locations stayed open. So the sit-down dinner choices at the mall are thinner this October than they were in the spring, even though the tenant list is longer.

The Patios Is Hosting a Show From Newhall

The clearest sign of how The Patios is filling its evenings is a play that wasn't supposed to be there. HOPE Theatre Arts originally booked "The Velocity of Autumn" by Eric Coble at The MAIN in Old Town Newhall. The production moved to The Olive Branch at Valencia Town Center, at The Patios, for an October 9 to 18 run, according to the KHTS October 7 events guide. Tickets are sold through HOPE Theatre Arts, and the closing weekend is this one.

For anyone planning dinner and a show at the mall this week, one of those is in place and the other is limited. The show runs through Sunday. The restaurants that would make The Patios a full dinner-and-a-show destination are still behind "coming soon" labels.

October and November on the Mall's Calendar

The mall's seasonal programming has filled most of the fall calendar. In date order:

  1. Valencia Pumpkin Patch, October 3 to 31. Set up outside Spirit Halloween.
  2. "The Velocity of Autumn," October 9 to 18. At The Olive Branch at The Patios.
  3. Circus Vargas "Masquerade," October 10 to 19. A two-hour family show with tickets from $25 to $90, according to the KHTS listing. One earlier KHTS story gave an October 11 start, but the mall's listing and the later guide both say October 10.
  4. Maternity Imaging ribbon-cutting, October 15, 4 to 4:30 p.m. First floor near Macy's. The business offers 3D/4D and HD Live pregnancy ultrasound.
  5. Madison Reed grand opening, October 28, 3 to 3:30 p.m. Suite 3540.
  6. Mall-o-Ween trick-or-treating, October 31.
  7. Santa photos from November 6 through December 24, and Santa's Arrival Celebration on November 14.

Two more October dates are close by. The Cuestport Haunt, a residential haunt on Cuestport Drive in Valencia, opens October 15 and runs Thursday through Sunday until Halloween, according to the KHTS Halloween guide. Across McBean Parkway, Dave's Hot Chicken opened its first Santa Clarita location on September 25 at 27015 McBean Parkway in the Promenade, KHTS reported. For now, the nearest brand-new restaurant opening is outside the mall.

What Would Show the Second Half Is Arriving

The first sign will be a date on a directory page. KPOT, Bushfire Kitchen, Panini Kabob Grill and Chaiwale & Co. each have a store profile on the mall's directory, and the "coming soon" label is the one to watch. The mall posted the Maternity Imaging and Madison Reed ribbon-cuttings as dated events on its own pages ahead of time, so its events page is the place to check for a Patios grand opening.

For Round1, the date to compare against is early 2027, the only projection on record. Until a newer update appears, the most reliable sources for Patios news are local outlets like The Signal and KHTS, which covered the spring announcement.
